Could I get some thoughts on what these areas are like please?

They seem to have fairly good schools.

What would the commute be like to the financial district from here?

Marine Park is largely residential and very quite in most parts. It feels borderline suburban at times. It's a safe middle class area where the population probably skews on the older side. Commute to FiDi would not be pleasant as there is no subway directly in the neighborhood, you'd have to take a bus to the Q train and then make some transfers.

Sheepshead Bay is more lively than Marine Park. It has a large Russian/Ukrainian population, a china town centered around ave U. It too is safe. Lots of shopping, restaurants and whatever you need, as opposed to the more limited options in Marine Park. Commute to FiDi would be okay. The Q train serves the area, as does the B express which would get you to Atlantic Ave in about 20 mins, where you catch 2/3 to work.

Sheepshead Bay is largely Russian.
Far from Manhattan, that's why i'ts relatively affordable.
Also relatively safe.

My great-aunt used to live in Sheepshead Bay (until she died). It seemed to be a very quiet and safe area although a long subway ride from Manhattan.

I moved around the Marine Park area last year. Very quiet area. Mostly residential. There is a growing Jewish population. For the most part everyone seems friendly. It will probably take you a little over an hour to get to the financial district.

I used to live there for many years before moving to SI. This is a nice, quiet neighborhood. Just like you, I used to commute to downtown Manhattan (by Wall Street/Exchange Place), the average time from door to door is approx. 45 mins to 1 hour. Take the express B train to Atlantic Avenue then transfer to either 4/5 or 2/3 (depends on where you need to go).

Depending on where you live in Sheepshead Bay (this really only matters if you live near the Q/B), it takes under 40 minutes to get to Wall Street via the Q (less time on the B, though keep in mind that the B doesn't run on weekends), which isn't terrible. Still, this does require a transfer, as brianNYC92 mentioned above.

Why would that lower its value? It's actually not all that affordable. My 800 square foot condo on Emmons goes for 500k. Marine park is not that out of the way. You can drive to sheepshead train station (10 min?) or be dropped off. I work downtown Brooklyn and my commute door to door is about 50m - 1h. I walk about 15 min to the sheepshead train station.
