Mea culpa, but the board has an engineer or architect usually review the plans for renovations so that you don't end up with a leak (or worse). In every building I've been in (and that's three co-ops now) they've always had a review of the plans when I've done renovations to the kitchens (I seem to always renovate kitchens...).

When we moved into our co-op there were things already there wallpaper on the bathroom walls, tile on the kitchen walls, a vanity and cabinet in the bathroom, plus a custom made cabinet next to the stove (storage). Which we accepted when we took the apt. We had lived there for 20 yrs and switched apt. When we wanted to leave 4 yrs later. At the walk through for management to see about painting/sanding floors, they wanted us to pay for removing the tile in kitchen/remove the vanity and cabinet and remove the cabinet by the stove. We explained that that was all there before we moved in and we should not have to pay for removal, after much discussion, we won out.

Depending on the co-op and management, there are times that there are hidden expenses.......good to ask alot of questions before buying into a co-op. All in all there are many good reasons to live in a co-op.
