I really don't know how they afford it but it's all refugees from Brooklyn and Manhattan. I think the rents seem astronomical to us,especially because they have risen so fast but the newcomers seem to think the rents are a steal.At least if you can pay $2500 for a 2 br in The Bronx you get one with a dining room(possible 3rd bedroom),an eat in kitchen, 2 new baths and a new kitchen and a park view ! These people are coming from places where $2,500 gets you a dump on an air shaft.
I don't think these are refugees from BK or Manhattan. These are your traditional Bronx home buyers who are either choosing not to buy or cannot buy (due to financing issues).
The Bronx does tend to have larger and nicer apartments for the same price as in Brooklyn but $2500 for a 2 bedroom is by no means cheap. Outside of the Park Slope's and Downtown Brooklyn's, $2500 can definitely get you a nice 2 bedroom in Brooklyn (and probably Queens).

I remember living on Bainbridge off Moshulu in the mid 1990's, nice building sunken living room for @$500 a month from 1994-99 but the nabe was just too ghetto [loud music with speakers out windows, dog walkers never picking up, the usuals sitting on stoops all day]
When a RS spot in StuyTown opened [when they still had the list] I took it @$1000/month and stayed for 11 years leaving when the rent would have been @$1700 since elderly parents had enough of walkup, the winters & general Aholes of NYC and I moved into the RC family small 1BR in the E Village and paying the same as I did in the bronx. [I was told by many to sublet the StuyTown place, but didn't want to deal with the headache or even managment]
Glad I've been here over 2 years now and would be more difficult if the LL ever tried to evict without a decent buyout, don't even know what that would be. And the rents here are insane

I got my studio apartment in Norwood last year for $950. This year they raised my rent to $960. I live in a clean elevator building with a decent landlord, good super, and all the neighbors I've met have been nice people. Rents in the BX are going up in general but I think under $1000 is still very doable.
I found my apartment via craigslist by connecting with someone who works locally and personally knows and works with many of the landlords and supers. I've never seen apartments in my building advertised online and without the connection I made through craigslist I never would have been able to get into this apartment.
Know how to use craigslist properly (avoid scams) and go to local real estate offices (i.e. get off your computer and walk in the door of a local office in the neighborhood you want and ask). I have suspicion that a lot of these buildings and landlords you find online are overcharging. They are betting foolish yuppies priced out of brooklyn will only search online and accept high prices thinking they got a deal because its still much lower than what they had before.
Lastly, again get off your computer and go for a walk. Many buildings have signs posted outside with numbers to the landlord. You can also ask the supers directly.
A lot of apartments in the BX are rented through local channels. A guy knows the landlords, supers, and/or people at rental offices. Someone greases the palm of the super or someone at the rental office to get you in. Stuff like that.. If you want a good deal you need to get into this network by connecting with someone in the know. The big real estate firms that advertise online are less likely to have this access. Especially silly realtors who claim to be able to work in every single neighborhood in all boroughs of NYC. Those guys are just fishing the online databases the same as you.
You think the people who have been living here for many years all go to streeteasy when its time to move? No, they ask their friends, family, and neighbors. They go to local offices. Do what they do and make connections.
I currently live in the HighBridge area of Bronx and I have a studio for $950.00 . I have had people tell me that this neighborhood is not the best, I personally have had no problems at all. The only problem I have had is there is no shopping, that i preferred, close to my apartment. I am also the only white person in my building, but that never bothered me. I used to leave very early for work (4:30 am) and i never felt threatened or in danger. Hope this helps you
