South Jamaica does get a bad rap, mainly due to its past, but that's one of the best locations in the Southeast Queens area. It's closest to the railroad, York College, shopping, etc!
Yes, I've noticed some of the posts are dated 4-5 years ago. It seems to be improving as of recent.
Must you always be so brash seventh floor? The OP asked for general information, pros and cons. She didn't give a specific address so I offered her information based on my general experience. And the sign that says welcome to Addesliegh Park is located on Linden blvd and 173rd TWO blocks from Merrick Blvd. Therefore, it is not presumptious of me to give her information about the area for her considerarion.

Like I previously mentioned I have lived in the area for 5 years. I often get home from work after midnight. I don't travel on public transportation. However, I have never felt unsafe coming home or venturing to the local pharmacy.
The area gets a 'bad reputation' based on it being predominantly minority. However, there are many well educated, professional minorities who take as much pride in their neighborhood.
We had a healthy enough down payment and salary to look elsewhere but didn't. We are on our second house in the area in five years and haven't regretted it once

When looking for a house I thought about commute time, type of house, block if not neighborhood must be majority owner occupied, length of time the neighbours have lived there, preferably professional neighbours.
Condition of the houses in the neighbourhood / on the block, amenities (pharmacy, transportation, supermarket, closeness of medical facilities, IT MUST NOT BE IN A FLOOD ZONE OR UNDER A FLIGHT PATH!
The area fit my needs
If you haven't decided on a specific area/house consider Laurelton. The houses are nice and can still be had for mid $400s . If you are lucky mid $300s these however don't last long. Usually elderly moving or estate sales.
If you can, look for houses between :
135th ave and 141st ave.
223rd street and 230th place.
Addesleigh Park has beautiful homes. It is a section in St. Albans.
You can also find homes for mid $400ks to low $500ks
Both areas are quiet , convenient to public transportation, mainly owner occupied, great value for your money.
If possible, ask someone to drive you to the neighborhood during the day and at nights to get a feel of the community. Drive up and down the blocks.
If you can PLEASE stay away from the investor renovated houses. Those are shiny paint on shoddy workmanship.

Laurelton houses are a bit pricier but bigger houses. I am currently looking in St. Albans area as well. Are you familiar with the area surrounding Farmers Blvd and Murdock Ave?
I haven't lived there. But I happen to pass through the area often. The area going west on Murdock (towards 113th ave) seems pretty quiet. The houses are also nice. If possible, go walk around. Speak to the neighbors look at the distance u would have to walk to the nearest bus stop. Length of commute since you will be taking public transportation. Queens village is also in the same price range.
Also speak to your bank. Paying an extra $20k for a house may not affect your budget as much. But it will determine whether you buy a house in a location that your are more satisfied with. So things to consider.

Im just saying, OP asked about Merrick Boulevard in South Jamaica. Addelsleigh Park is in St. Albans. 2 different areas.
