I own, and am the president of the board of my coop. If you don't like how the coop is run, get on the board and change it. If people aren't paying, they need to be evicted (which CAN be done) and their units sold off to people who will pay.

Banks have no problems with coops if their financials aren't a mess. I've refinanced my mortgage twice. Never had an issue.

It sounds like you're in a poorly run coop. You need to fix the poorly run part and it will be fine.

You own shares in a coorporation and many banks don't like co-ops. Even refinancing is a pain because you have to go through the Board and Management Company and they are usually clueless. In my CO-op there are many people that do not pay and as a result the Board is constantly raising the maintenance.

You are better off owning a house.

Something close to food shopping and the train. Are there express buses into the city?

It is walk-able if you are close to Austin Street between the Jackie Robinson Pkwy and Yellowstone Blvd. That is where all your restaurants, movie theater etc will be located. If you stay south of Queen Blvd and no more than a few blocks south of the LIRR you should be good. I will be leaving the area in another week or so, but it is definitely a GREAT area.
