The area is continuing to rapidly change in the high 90s/low 100s, especially the further west you go on the UES ( onto Madison and 5th).

Yeah, I should have added that even much of Harlem is gentrifying, Morningside Heights is completely gentrified and many consider it to be part of Harlem

And pretty much everything below Harlem is completely gentrified, if there are any exceptions I'd like to know because I'm curious
