sure you can wait fior the renewal and decline the renewal under just your name and ask for a new lease in both yours and your roommate or boy friend / girl friend , but dollars to donuts - THAT IS CONSIDERED A VACANCY and can have up to a 20% rent increase .

as a landlord that would be a good thing

They still have to meet all the financial and legal criteria above as a non family member or spouse . .

That is something roommates can and will not do .

if it is a legitimate relationship then great they will have all the needed links and are entitled to be successors . but again being eligible for succession is not co-leasing .

they have no lease rights themselves .

but as i said laws and courts are not in place to protect people who play house together . only marriage has protections with rules and laws that govern the break up and untangling of all the linked items and jointly held assets .

If you are not a landlord/management company or have personal experience with this topic please understand is not as easy as you think cause you read some online articles even if the articles are from housing websites.

it isn't easy and it requires a mess of things to be tied to each other .

my advice is boy friend / girl friend should never co-mingle legal papers and finances no matter how in love they are .

when and if you fall out of love the unwinding of these things can really burn someone as that other person has legal claim to bank accounts , property , stuck with bills and credit cards , etc .

unlike being married , playing house together has no rules and no protection by the courts . it is certainly not worth doing this to save a few bucks on rent . as well as no guarantee the apartment is any cheaper just because it is stabilized .

This is the best advice, as well as the earlier post - changing the terms of leases means "vacancy" and the situation is treated as such, including relevant increases.

if it wasn't for the mistake of un-married folks hooking up , co-mingling things and the complications that come out of it , her show would be about dog bites .

divorces get complex enough and we have rules , laws , protections , and systems in place for dealing with the break up .

but playing house has no built in protections or laws to protect anyone in the relationship .

there are really very few non traditional succession deals that would be worth doing what you need to do .
