Hey everyone!

I've lived in Manhattan for a little over a year and am looking to buy a place but as with most, things are a bit pricey. There is a place on 117th in Central Harlem that is reasonably priced (recent renovation). I live right off CPW at 88th now and know that area but must admit have spent basically zero time any further north (outside of the park that is).

Looking at the crime maps (http://media.nymag.com/docs/08/01/080114crimemaps.pdf), that area is very close to that of the UWS. I just wanted to get others thoughts on this area to see what it may be like.

Well this is Harlem. And yes crime does happened there more than where you are right now. But I think this area you are looking in Harlem will get much better with time. Even now the area is looking nice. Also there seem to be alot of new construction around there. It will get nicer and probably faster than any other area in Harlem, IMO. So if you can handle the changes and some of the crime reputation, I say it will be a good investment in the long run.

I lived in Harlem (127th and Lenox) for a couple months and never had any problem. Seems like most of the crime I heard about was between two people who had issues with one another and knew each other before. Never heard of random stuff happening to people on the street. Certainly never happened to me, and I would venture out at 1-2am!

Well...you have to basicly go there and look. Listen to your intuition. If you feel comfortable than go ahead. If you are concerned than look for something more UWS or UES. But I totally agree with cyrusjul.

Thanks for the feedback! I will definitely head up there and check it out. My initial thoughts were exactly what was stated here that things (while not horrible now) will only get better as time passes and it seems like a good investment. I looked at a place in the low 100's between park and lex and don't think that's a great place to be right now.

I'll head up there tomorrow after work to check it out and I'll post back to give some thoughts/impressions.

The tracks (or the noise) didn't help things but the block I was specifically looking at (102nd) was pretty dirty, there was a towncar dealership on the corner that looked very run down, tons of trash in the tunnels under the metro north, and a lot warning signs about rat poison right above razor scooters and toys which led me to believe that children are playing directly where they shouldn't be. And then when I got on the subway to come home there was a near fight between a man and a woman (both either drunk or on something or both). Despite everythign I wrote above, I really don't think it's a horrible area, it just didn't leave those warm and fuzzy first impressions I would like when about to drop $600K on a place to live.

I totally understand. First impression counts the most. I agree that across the train tracks it is not that pretty. Well...I hope you'll feel more comfortable around 117th st.

there's no kids leaving their toys over there,it's a dumping place,the same as under the trestles over here in astoria.
but why would u wanna invest 600Gs in harlem ?
get yourself a 2 or 3 family in queens and have equity....live in one apt. and collect the rent from the other 2.
or get a nice clean safe condo for 80Gs and rent it out.
etc.

There is a lot of low income housing in that area as well as a large project complex over that way, so the new condos (the few of them) that exist over there do stand out and people will know that that's where you live. I considered that area for a condo myself and it made me uncomfortable.
