Look at Gramercy (east side 14th to 34th) and Hell's Kitchen (westside 34th - 59th ). You can get a nice sized 2 bedroom there maybe 800-1000 sq feet for $2400-$3000. I would rather have that space, than pay up for a small unit in an expensive neighborhood.

prices seem to have risen about 10% or so since i last checked in 2012.. but i see plenty of 2 bedroom apts in gramercy and hell's kitchen online for rental at around the $3k price level.

Gotta agree with Silverbull on this... your information is waaaay outdated; 2012 pricing is far far different than 2016 pricing. For example, currently there are only two true 2BRs on the market in Gramercy under $3200, and the cheapest of them is going for $3085. Kip's Bay/Murray Hill, you have only 9 such listings. Hell's Kitchen, you have 24 listings under $3200. So, not really a ton of choice there as you would make it seem.
Firstly, Zillow is one of the worst websites for finding a Manhattan rental; their information is generally inaccurate and outdated. If you looked in Streeteasy, Naked Apartments, Renthop, etc etc, you'd find much different results.
Secondly, Gramercy really only runs up to about 23rd St; anything north of the park is considered Kip's Bay, where yes, pricing is generally less than Gramercy but any 2BRs you find under $3000 (and over that range) are certainly not going to be 800-1000sf.
Thirdly, in regards to Hell's Kitchen subway access, you're completely forgetting the ACE line running down Eighth Ave;; you can grab it at 50th and 42nd St, as well as the 1 train.

so there is inventory at $3200 in gramercy, kip's bay, maybe not 100's of them but very doable. you are correct, prices have gone up..

Two 2BRs doesn't really constitute inventory; neither does 9 listings. And that's not taking into account the quality of the listings, which varies greatly. So out of those 11 total listings, maybe 4 or 5 of them would be considered a good value for the money.
Furthermore OP is looking for apartments for June when prices are traditionally significantly higher.
Just looking at Street Easy recently Ive seen a lot of Lower East Side/Chinatown/East Village true 2 BR with little or no living rooms for 2,100-2,500 or less which seems really good

If it doesn't have a living room, they're not true 2BRs; those are what are called winged "two bedrooms," which are basically 1BRs that utilize what would normally be the living room as another bedroom.

Yeah, really just real estate agents use that term; for advertising purposes, you'll generally see them listed as convertible 2BRs
