That's kinda bizarre to me, isn't that Kensington (or close to it at least)? Several blocks away where my grandmother lives, it certainly doesn't seem like a black neighborhood.

oh okay, because I remember being at the subway station directly South of that one and it didn't seem like a black neighborhood. But that distance of 4-5 blocks can make a huge difference, of course.
You're forgetting that lots of Latinos along with blacks are also being affected by gentrification.
Latinos are such a large demographic which covers every class group.
According to NJ, CT and Long Island stats, many hispanics/latinos are moving up into free standing homes out of the boroughs and into neighboring suburbs. You have a large working class, but equally large middle class in the latino population.
My manager at work is Costa Rican/Cuban.. he lives in Alpine, NJ in a $4m home.
But the Latino population itself is diverse, in ten years there might be less Puerto Ricans but more Mexicans
