You sit down with an architect and pour out your dreams, wishes, desires, needs, etc.....

It would be wise to determine, with his cooperation, if it is even possible to do on your lot what you are thinking about....i.e., zoning, permitting, etc.

First, find a lot in a neighborhood you like.

Burn it down. Much cheaper and maybe insurance will even pay for it.

He's talking about the lot his house sits on.

You need to go find financing. (This is the most important part and the part you have to work on yourself the most. Once you have financing, everything will be done for you, i.e. design, demolition, construction, sales, etc.). You can't build anything without money. Even demo-ing the house will cost something.

At the same time, find an architectural firm that specializes in the kind of project you envision. Go around and look at the type of new building you like. Then find out what firm designed it. Then contact them and ask them to propose a design for you. They will typically give you a "cost to build" estimate also.

They can also refer you to the demolition and construction firms that will do the actual demolition and building.

Now sit back and watch your new building go up. You are now a developer!

Stupid you for thinking I was serious.

But based on the fact that they came to city-data to learn how to do this, maybe the OP will too.

People come here for help/advice, not wisecracks that's not even any funny. If you've nothing to add, then stop wasting people's time / server space.
