This should hopefully answer all of those people who come here asking "Where should I look for x amount of rent?" This is for people who want to live alone. Guess what, you need at least $51,800 salary just for a studio here or prepare to live with roommates.

You are misinterpreting the data.


According to StreetEasy's information you need a minimum yearly income of $52,000 to afford an apartment in NYC. That being said the only listings that qualify for said parameters were found in Parkchester in the Bronx.


To wit:


Neighborhood Name: Parkchester
Median Asking Rent, All Apartments: $1,320
Minimum Required Annual Salary: $52,800
Rent here would take up 30.00% of your monthly income.




It is important to note StreetEasy only used information obtained from apartment listings. That is if the apartment in question is or was not listed to the public that information would not be in their database. This would include apartments where the LL uses internal systems to rent units instead of going without side brokers.


The information also does not included apartments currently rented (obviously) where tenants are paying less than market rate.


For instance according to the interactive website you need income of >100k to live below Harlem. We all know there are plenty of persons currently living on the UES, UWS, Chelsea, West Village, etc... who earn less, much less than 100k per year.


Neighborhood Name: East Harlem
Median Asking Rent, All Apartments: $2,283.5
Minimum Required Annual Salary: $91,340
Rent here would take up 27.40% of your monthly income.


What the interactive map is good for is showing how much new arrivals to NYC must pay in rent versus some longtime residents.

Streeteasy only used their data and there are 3 problems with that. There is no way of knowing what an apartment rented for vs the asking price. The site is geared towards brokers so it doesn't factor in by owner pricing that is usually lower. Streeteasy is litered with fake listings and there is no way of knowing if the listings are even real.

There's a listing in my building on the Lower East Side for $1650, which per the 40x rule amounts to roughly the need of $65k. It's an enjoyable map and tool, but I take it with a grain of salt.
