I have been looking for apartments mainly in Astoria Queens over the past few weeks however most of these buildings are run by large management companies. I saw one that me and my wife like quite a lot, we do well and will be able to afford the rent without a problem. Issue is that these companies all run credit checks, back during the recession I lost my job and a bunch of my credit cards were charged off and went to collections, some of which I've settled. I've since been working on repairing my credit and haven't missed a payment in almost 3 years, my FICO score is back up around 650. However I am worried that the blemishes from my past might disqualify me from renting this, or any other place. So was wondering how strict these companies are and if anyone with spotty credit has had a problem renting them, I'd rather save the $100 application fee if I know I don't have a chance of being approved.

It can depend on the company and sometimes the building itself. You said this is a rental, so I might ask if they used a realtor to bring in potential renters? Sometimes using a reputable realty company is a sign that they're dead serious about who they have moving in - you can sometimes see this with new owners hoping to upgrade an older property. If it's a new construction, they will probably be serious. I'm not sure who you're dealing with, but you can ask them if any of the application fee will come back to you if you're turned down for tenancy. If you're using a realtor, which it seems you can afford, they can help you with all these kinds of things. I had an application fee waived entirely only to find out I'd been turned down due to income and I doubt I would have managed that without the realtor's help.

I saw the apartment through a broker,she told me there was a $100 application fee...

If she has gone through the process with other renters there, she should know how closely they adhere to the requirements on the application. You should ask her what she thinks before you pay the fee and fill out the paperwork. There's been some legislation about using credit scores to discriminate in housing and hiring. I don't know about how important history is. I know income ratio to rent is major.
