For the last quarter, the average sales price in BK is $947,333. The average sales price in Queens is $573,455.

I wonder why there is such a big gap between Queens and Brooklyn. Queens is even closer to Manhattan

1) Brooklyn's trendier and certain neighborhoods are more gentrified

2) Brooklyn's closer to the Financial District (even closer than much of Manhattan) for all those finance bros.

But Brooklyn also has a lot of undesirable neighborhoods than Queens
And many areas of queens are very close to Midtown, which has many many more high paying finance jobs than Financial district.

So Queens probably has much more upside potential in terms of the RE price

but why is it better? Commute is pretty much the same. I see Queens is closer to the center of Manhattan. A lot of Brooklyn is just getto, while most Queens is safe.

If we compare gentrified areas, like LIC vs Williamsburg, the price in both boroughs is roughly the same. So the sales numbers in BK probably are skewed towards the higher end

Leaving aside all the new construction in downtown Brooklyn, the borough has tons of what people are wanting now; brownstones, townhouses, row houses and or fully detached.


Brooklyn also has a vast and excellent subway service into Manhattan. This just got better with the addition of the Second Avenue Subway which is really nothing more than an extension of the "Q" service that runs deep into Brooklyn.


Even by car, bike, foot, and ferry there is vastly more ways to commute into Manhattan from Brooklyn than Queens, especially the far reaches such as out by Flushing.

Listen I don't make the rules. Brooklyn is awesome. There is nothing in queens but slow bus service and a crappy baseball team. Brooklyn has cheesecake AND the L train.

Queens just can't compete.

Seriously? The gentrified areas? These days Williamsburg is a bargain compared to park slope, downtown Brooklyn, fort Greene, Carroll gardens, etc. even if you cancel out LiE and Williamsburg, what queens neighborhood can compete with those places? Hell, Dumbo is more expensive than some area in Manhattan.

There are various reasons for this;

Coolness factor, transportation, brownstions, richer history, etc.
