I've noticed while driving west on Atlantic Ave through ENY recently some of the old buildings are being renovated. When I see the renderings of a market rate glass tower being built next to Broadway Junction then I know it's on. Since Broadway Junction is in close proximity to JFK, my guess would be that hotels would take an interest in the area. I noticed there's a Lexington Inn, but I'm not sure if it's a homeless shelter (hotels being converted into homeless shelters is happening all over Qns).
You cannot really compare ENY/Brownsville to what Williamsburg was prior to gentrification. Williamsburg had several very nice pockets - especially north of Grand Street. And it is much closer to Manhattan. At its worst, it was nowhere near the depths of ENY/Brownsville.
Both are dangerous but Brownsville will bit more dangerous vibe.
They both are equally dangerous to be honest....it doesn't even matter. Either way you will have your third eye on in either hood in the night time, amirite?

Both have equally as bad of parts as the other. ENY just happenes to be geographically larger so it has more not as bad parts, but still bad, than Brownsville.
Much of the new housing there will end up being affordable housing. RE professionals claimed Jamaica was the next big thing, and already many of the new hotels there are housing homeless people, and more housing for mentally ill, disabled, and other low income populations is being built.
Jamaica, ENY, Brownsville are too far from job centers to really take off, and the city can't just destroy all the existing housing full of low income people. Where would they put them? I doubt LI or Jersey want Brooklyn and Queens projects dumped on them.
With that said there are certainly empty lots in Jamaica and ENY that will be developed, and yes they will get better retail options, because retail stores realize they will make money even in the hood (plus they get tax credits for investing in run down urban areas, and ditto for developers that built on empty lots or renovate run down buildings). But put it like this, ENY is not going to become the new Williamsburg anytime soon, and though city gives startups credits for operating out of Jamaica, it's not going to become the new LIC soon. Williamsburg and LIC benefited from being a stop or two away from Manhattan.
You don't know what you are talking about , alot of constructions already started all over Jamaica and new investments are coming and new people are moving in Jamaica , within the next 2 to 5 years those high rise buildings in downtown jamaica will be like the ones in long island city

South Jamaica is just as bad. It's the Queens equivalent to ENY and Brownsville.
brownsville always had the highest crime in NYC, so yes, ENY was in the past *slightly* safer, but if you look at the crime statistics for the past few years, brownsville has improved so much, that ENY is actually slightly worse now. bed-stuy and crown heights as well.
