Not if the place is rent stabilized as OP says it is. Rent Stabilization, and thus right to continued tenancy, remains in effect whether or not a lease is offered.
I'm not seeing it stated anywhere that this is a rent stabilized situation, but yeah, if it is then a whole different set of rules apply and the OP is in a totally different position.

OP never said that the apartment is rent stabilized. In fact, based on the description, it's very unlikely. No lease and it's a 4-unit building.

You guys are correct. I conflated two threads in my head: one about a rent stabilized place with a preferential rent and this one.
