Among their reasons for East New York’s impending boom is the recent rezoning of the neighborhood and the thousands of new residents that will eventually bring (but it remains to be seen how much of that progress will actually take place in 2017).
East New York is also at the center of an epic speculation battle that’s driving up home prices throughout the neighborhood. PropertyShark calculated that the median sale price in the neighborhood at $339,275 in 2016, was a 19 percent increase from the previous year, and a 44 percent increase from five years ago.
For good or bad, how does Ridgewood, Forest Hills, and Jackson Heights not make the list? Seriously, Flatbush, ENY and Sunset Park? If these neighborhoods weren't in Brooklyn, leaving all other considerations the same, they probably wouldn't be listed.

Maybe average income? Isn't this neighborhood kind of on the high end parts of Queens?
While I do agree with you to an extent,it shouldn't be shocking either to see improvement and growth in the area after seeing Williamsburg followed by Bushwick booming. The obvious next one would have been what it is indeed, East New York.. now probably renamed EastNewYorkGardens!
So,yeah is a little bit of both.
I don't see a whole lot of quality of housing in ENY but the area's convenience is undeniable. Specially when there's not anywhere else to run to.
