South Bronx gentrification article in NY Times (Pelham: gated, salary)

The article talks a lot about a specific building that has a new owner and may or may not be under rent stabilization. The rents hover around $1000 and the new owner is advising tenants it could go up to $1500.
A few other details about the area and gentrification as well.

If my apartment has all of the bells and whistles but there aren't any amenities in the neighborhood and it's a dump, well $1500 is expensive. $1500 for one person means that they have to earn $60,000 a year gross. You couldn't pay me to live in Port Morris or Mott Haven or most of the Bronx for that matter.

On another note, much of the Bronx doesn't have amenities now, but that will change as higher income folks start to occupy those new modern apartments.

Impossible for a two bedroom in the Bronx... Pretty much. It's almost impossible now even in the worst areas of the Bronx. On another note, this will hopefully shut up the people that keep claiming that the Bronx is cheap because it isn't anymore. $1500+ is starting to become the standard overall for most one bedrooms which is on par with a lot of Queens.

The Bronx was built differently than other boroughs, and that is something that tends to be overlooked. The lack of amenities isn't just due to lower wages either because even the higher incomes areas generally lack amenities. If and when a consensus is reached for Bronxites to shop within the Bronx as opposed to going to Manhattan or Westchester then that will be when things really change.
