It is still a rat-hole. Just some of it is now an overpriced rat-hole. Much like many neighborhoods these days in this city. You probably couldn't pay me to live around there. Yes, even these days.

I get your point that it's subjective... Most of the good things in my neighborhood I consider bad.

Right.

For example, Borough Park is a good neighborhood in some ways: very low crime, subway in the neighborhood

Bad neighborhood in other ways: sort of far from Manhattan, no nightlife (or even non-kosher restaurants!) to speak of...
