I guess the key when searching is to not filter stuff out for AC or Dishwasher.
I did that and very little was open. When I unfiltered those two I got a lot more-many of them having AC or dishwasher.
When I search apartments.com and check AC I get like 20 apartments...
When I search though and don't check AC I get like 2000
But many of those still have AC.

Is having a built-in a/c that important? Many people just buy and install a window unit if the building doesn't have a/c.

As far as websites, I never hear of people using apartments.com here. Streeteasy is probably one of the more popular sites these days as it's very easy to use and has the addresses. Craigslist is still used. I heard good things about Naked Apartments.

Just took a glance at apartments.com on my phone. It looks like a decent site with the addresses. I just have no experience with it and have no idea how it compares with other sites.

As long as I can have some kind of AC I am good.
I didn't realize filtering via AC meant central air only.

Legally? There is no law that states you must make a certain amount to qualify for a given rent

It is landlord preference to request a specific income level for the renter and/or guarantor

The only law that comes into to place is how much commission a broker can make and how much the rent can be increased if rent controlled or rent stabilized
