The mixed-use building known as the Alexy was recently completed and features commercial space, parking, and 95 rental units, a mix of market rate and affordable apartments. The latter group of 19 residences, ranging from $813/month studios to $1,016/month two-bedrooms, is now accepting applications from New Yorkers earning 60 percent of the area median income, quite the deal considering market-rate units are renting from $2,400 to $5,100 a month.

I say that because most of these lotteries are for 60% AMI. So, 60% AMI is the new rich!
Face it, it's very rare that a middle income person of 100% and 130% AMI get anything around here. I know because I cannot apply for most of these lotteries, although I do follow comments closely.
Within the last year, I was only able to apply for the ridiculously marketed rate of Stuyvesant Houses, also Steinway Estates, KB25, The Barrow Condo, 57 Via West and Caesura. And there are only like 4 apartments on average that my income range fits in.
I say that because most of these lotteries are for 60% AMI. So, 60% AMI is the new rich!

It must be that according to NYC income guidelines, middle income persons are "NOT" low income, keeping affordable housing for the lower income individuals
