Newly constructed apt. bldgs. aren't all that great sometimes. I've heard horror stories from people moving in to brand new units only to experience leaking coming from windows or the ceiling or water main breaks, all due to shoddy construction. And some of these places are "luxury condos" where people have paid thru the roof. Lots of lawsuits and people wanting their money back.
I would like to move in to an apt. bldg where it's at least one or two years old because I'm hoping by then any problems would've been exposed and fixed.

Far too many of these new buildings going up are not only glass curtain construction, but and or built very cheaply. Yes, this does include so called "luxury" housing as well.


These developers are under the gun to get the buildings up below budget, then rent or sell in order to pay investors quickly as possible. There are reports in news of more than a handful of new condo owners suing developer/sponsor or who/whatever over poor construction.

Glass curtain buildings by nature are tricky for HVAC. You obviously cannot have old fashioned steam radiator or baseboard heating, so you're getting all sorts of technology ranging from PTAC to heat pumps, geothermal, and so forth.

How are you going to get geothermal heat up 50 stories in a glass building?
