Also yes and no - as there was a bit of a bump when the SAS went in and there is a bit of a lag for valuations to flow through to the property taxes. However, unless we're talking astronomical increases the changes for an individual apartment aren't going to be as noticeable as the increase rents that have hit.

The M15, as much as it is has been maligned with the SBS makes that area all the more accessible now with the SAS as well.

We haven't had to increase maintenance in the last three years. In the mean time, sales prices have gone up significantly.

Same here, but no increase in sales prices because I live with idiots. My share of the building's (Mitchell-Lama) real estate taxes last year were between $500 and $600...FOR THE YEAR.

Never cared for that area much. An friend of mine used to live there, and the walk was a nightmare. I guess the new train station made it better.

If you had to walk out to Lex from the east eide of the East Side (out by York) I could see that.

My GF lives near one of the Q stops. Her office may be moving to the Times Square area. That's going to work really well for her. Given the concentration of office space in Midtown West, the ability to get a one seat ride there from the UES is a game changer.

Nightmare may be a bit over the top. I mean it was long (by NY standards) but by no means a nightmare. On a pleasant spring day or evening it was pretty nice.
