If? But they aren’t. Staten Island, Bronx and Queens have no downtowns. Brooklyn is the only evident borough since it has a downtown core that caters to a few of the sectors present in NYC as a whole and virtually all located in Manhattan.

Oakland to San Fran is what’s Newark or Jersey City is to NYC! And to make the comparison even better the Path train travels through all three places just like the BART in the Bay!

Downtowns have nothing to do with anything. If someone really wants to live in San Fran but can't afford it, they move to Oakland where it's cheaper just like with NYC outer boroughs. Except that those rents count towards averages in NYC but not in San Fran

So let me understand this correctly. If a bunch of people in LA got up and moved to Long Beach CA, that means Long Beach and LA should stand up and be one and be compared to other cities?

Or maybe Boston and Cambridge should be one city also? Or Miami and Fort Lauderdale?

Your logic applies to all cities and even applies to NYC since people move to Jersey for cheap rent as well!

It's a complex problem - but remember, Manhattan is an island.
