Judging by the current listings in my building the prices are historically high, but not crazy and no one seems to be paying above listing price.

The Bronx is really one of the last affordable areas in the city. Queens and Brooklyn are already close to a million in the worse areas.

This creates a wave of demand especially for the flippers who are looking to scoop up cheap properties in the city.

Almost Riverdale and needs no gutting.
It technically is in Riverdale (Spuyten Duyvil), hence its location on Riverdale Avenue. That's basically right where it ends at downhill in that part of the neighorhood.

Houses in Inwood are still way more expensive. We were there this weekend and saw this for sale--it's one of those buildings on that steep hill on 207th.

That place is SO overpriced. I would not pay that for that place with all of that hideous piping exposed. The kitchen while updated is still dated. It's an 8 bedroom house, with a kitchen from maybe the early 2000s. Give me a break. The cabinet space is a joke along with those cheap looking tiles. So for $2.25 the kitchen needs to be gutted and opened up. The backyard space is charming, but it looks like the outside in parts could be re-done. A place at that price in Inwood should be turn-key ready.

I'm not sure that that's an unusually high price for a house in Inwood. That curtain behind the couch is odd.

It isn't the price that's unusually high. I just think for that price point, there should be no updating necessary and that kitchen is not worthy of $2.25 million. It's dated by 2018 standards at that price point. Hell even my kitchen has an large island and it's a studio. That place barely has any counter top space and the space that exists looks tacky. Hardly any cabinets too. Wouldn't you expect some high-end counters for $2.25 million? I mean really...
