In the city? I don't think I've seen an IHOP in the city (note: I haven't been looking too hard.) See them all over the place in the 'burbs.
As far as Waffle House, don't know if the prices could support the rents in the city.
Sure they can, McDonald's is all over Manhattan and that's about as cheap as you can get.
Waffle House could also inflate their prices a little bit, and I'm sure people wouldn't care that much because of the novelty and the fact it would still be cheap for NYC standards.
There are 4 IHOPs in Manhattan and a Denny’s too
4 in Manhattan? I know about the one in East Harlem. Who in their right mind would go there in Junkyville? You gotta fall over the Meth heads just to get on the subway, let alone go to that IHOP.

I went there once it was okay. (IHOP)
Mmm waffles lol.
I’d love a Waffle House.
