The LL is clever. He got himself covered. He claims that the apt is newly renovated. if he can prove that he spent money on renovation, it wont be easy to sue for rent reduction. It is a rent stabilized building. He can easily de regulate the apt citing renovation ( not sure if he has to spend money on the entire building or just one apt to deregulate it). I am still waiting on the rider. In the meantime if I want to verify that this particular apt is rent stabilized, how can I find out for sure? Because if it is not, it is not worth all this trouble.
When I was dorming in college, they said you can't have a non-approved microwave and you have to rent their overpriced microwave fridge. Tons of students have their own microwaves and also hot pots to cook ramen and make their own coffees.

No, I'm defending the fact that this person is on a budget and you're trying to egg them on to spend money that they likely don't have to be spending. You saying that gas is better is not going to make me run out and buy a brand new stove when I have a new one that functions just fine.
Actually, OP is open to buying a range and in your first post, you suggested buying an electric one. Surely you didn't mean to say hot plate, because if you used the word stove as a substitute for hot plate, then you aren't using English properly.
