Sell and get rid of all old tenement looking buildings. Crush them and replace them with taller and new buildings. Urban areas get to stay urban while residential areas who don’t want buildings in their communities get to stay residential.

The old rat and roach infested tenement buildings are old news. Time to create better quality of living for New Yorkers paying high rent.

I do know if I were a mayor of this city. I’d come up with a plan to destroy all old tenement buildings that are not renovated as of 2018.

The city would bankrupt itself if it does that. The city would have to buy all tenement buildings. (How many are in the city?) Demolish them all and then rebuilding them. That task would be in the high Billions of dollars.

rents would go up , not down . new cost money ...

boston found that out when they ended stabilization . building permits soared as old unrenovated apartments were gutted and re-done . rents went up with all this "new " and all this money spent ,not down .

Transfer current tenements to permanent hotel and rentals that equal or greater. No increase in rent. Then rebuild the structure and bring the same tenants back to floor greater or equal then before. Businesses should also retain their property and floors if not greater or equal to. That is how you get it done. Ensure the rental rates never increase even when handing down spaces to families or whoever is on the lease. That is lawful and fair.

The only way this could happen would be to pull a Hong Kong and claim all land belongs to the city via eminent domain. The city could then sell out the tenements which would save developers the cost of paying residents to leave.

It will never happen. The high cost of rent/real estate is one of the reasons older buildings are bought and redeveloped in the first place. Slash the $$$ in the residential market and watch redevelopment projects dry up. Can't have cake and eat it too in this case!

Or request the government to use H.A.R.P and destroy NYC and start all over.

We should build more tenement looking buildings, they are great

Tear down all the new glass buildings instead

Don't have to do that. All you have to do is relax zoning restrictions and upzone those areas. Then those tenement buildings would become attractive for private developers to come in and build new housing, not costing the city a dime. Right now a lot of them are just standing there because it's not profitable to demolish a 5 story building just to put up another 5 story.
They are really hazardous housing - roaches, rats, bed bugs, most of them are not up to modern code, with small not properly insulated windows, and their boiler rooms are not up to standard, plus all the asbestos and lead and god knows what else.

I agree. Those super towers are awful. Nothing wrong with a 5 to 6 floor building.

Also, more super building will equal disaster for our aging transit system. MTA can't handle more people. We also don't need more Uber/Lyft cars in the city.
