What are the ok and upcoming neighborhoods of the Bronx?

I have seen some condo listings in Morris Park. They are as expensive as LIC, and Uptown Manhattan new developments, and Midtown Manhattan older developments.

I know Riverdale is wealthiest neighborhood, and its like an island surrounded by sea of low income neighborhoods.

I drove up the Bronx River Pkwy, and got off at Gun Hill Rd, then went north to 222nd St and drove east a bit to Boston Rd then south. Seems like low income all over. That is pretty much all of northeastern Bronx. Any further north is Mount Vernon, Pelham.

Nah, I have been the West side of the Bronx. Grand Concourse aint much better. The area around the Kingsbridge Armory is like Washington Heights.

Not that there is anything wrong with that, but I am looking for middle to higher income areas of the Bronx.

What is Woodlawn like?

Okay I can get you a multi-family in Morris Park for 700K or less. Includes garage. Same in Pelham Bay. SFH I can still spot a few in the 400s-500s (some with, some without parking) in the same areas.

Woodlawn is nice but far from the subway.
