Except on Staten Island: Tottenville has the water and million dollar homes, and the Ferry side has a multitude of new stores, and high-end tall buildings.

Staten Island is not connected to the New York City Subway. So no offense, but that's what we're talking about.

You have the train there, that takes you for FREE to the Ferry. Plus, Tottenville has several food stores, and restaurants that you can walk to.

Default Park Slope

I used to live there many, many years ago, and it was a good area........is it still the same, because the way some people refer to it, it seems that is no longer a good area?

If that's what we're setting as the eastern boundary, then yea, Coney Island is still fine for me, probably third overall after Riverdale and Jamaica.

It's a fine area. It's just quite pricey. G-Dale / Shirlmastic Beach just has a chip on his shoulder about Brooklyn and transplants from other parts of the US.

-Jamaica, Queens (E, F, J, Z)
Doable, but not preferred.
-Far Rockaway/Rockaway Park, Queens (A) No. high crime and too far. Sea level rise an issue.
-242nd- Van Courtlandt Park, Bronx (1) Yes, definitively
-205th-Norwood, Bronx (D) Maybe...
-Wakefield, Bronx (2) No. high crime and too far.
-Woodlawn, Bronx (4) Nice area, but also far.
-Eastchester, Bronx (5) high crime and too far. 5 train always has some kind of work going on.
-Pelham Bay, Bronx (6) Gorgeous area, definite yes.
-Coney Island, Brooklyn (D, F, N, Q) Depends, if I lived in the co-ops or closer to Brighton Beach, yes. CI itself? Never (same issues as Far Rock). Plus, I'd be worried about hurricanes.
-New Lots Ave, Brooklyn (3/4*) super high crime.
-Tottenville, Staten Island (SIR) No. Too far. Midas well live in NJ at that point.

What about Broad Street on the J train, did we conveniently leave that one out too?

Already asked that--OP basically went for only non-Manhattan terminals and then also eliminated several others because they seemed like easier picks. If you went with Manhattan terminals, then there are a lot of pickings that are kind of fancy and some outer borough ones that can be quite nice.
