It will probably take 1-2 years to get them out. (Unless you could offer them a big fat chunk of cash).
Discuss with your wife/family, face reality and set yourselves the correct expectations.
Get this off your head and get busy with other things. This situation is standard business here in this area.
It may sound long but eventually you will be handed the keys to your house.
I don't understand how you can refuse to pay rent and not be kicked out. How are you supposed to run a building with the maintenance and taxes with tenants that don't pay rent. They should have been kicked out in 2 weeks, and that would be generous.
You're obviously not from NYC. Tenant (and even those who don't pay rent) are king here. Its one of the more screwed up things about the place.

This is a point. If I found a building with squatters, and I could get it cheap enough, I would consider buying it, and include the cost/time of getting the squatters out as part of the renovation cost. I'd run this past a LL/tenant attorney first.

Well it can always play out like the house we got in the tax lien sale ...gutted and stripped after the tenants are out and no proof it was them.. these kinds of deals are playing with fire
