New Yorkers poor move to other states such as pennsylvania and virginia and turn those places in ghettos. As for those moving into this new project: walking distance from diversity left and right. Garbage dump and projects add to the experience. Stay woke!
30% affordable Housing?
Is it risky to mix 6 social classes together and expect a positive outcome?
It has been proven that there are positive effects for low income families living
alongside higher income families as long as shouldering support of said people
drawn to each other by shared histories and willingness to help rise to a better life.
On the negative side, unwillingness to better oneself or support can lead to division
within the development with others of likewise mind resulting in a development
no different than neighborhoods that are already separated from each other by
railroad tracks, highways, parks ,cemeteries and bodies of water.
Only difference in this case is that one is living right on top of the other.

Yonkers probably, or White Plains.
There is no poor getting pushed out. This whole project is built in vacant or underutilized industrial land. In fact, this type of project helps reduce pressure on other neighborhoods.

Hempstead with different zoning, add a couple of LIRR expansions and fare integration would make a lot of sense.
As mentioned earlier, this isn’t displacing existing residents and has an affordable housing component to it. It’s also rentals rather than condos, I believe, which means it’s not something for people to buy and just sit on. It’s good that they’re building on the taller side here.

Repeating: 30% of this building being affordable means that 100% of it will have to be affordable. Just who will pay a market rate rent to live with 30% subsidized people in the Bronx? This building would have a chance only if 100% of it were market rate, but with 30% mandatory affordable units, in the Bronx, it can only be a privately ownwd housing project. Hopefully the developers realize that.
