I am only willing to do Beechhurst or Malba if the property came with a private dock

Otherwise you can buy the same house anywhere else

Something like this: https://www.estately.com/listings/info/15-3040190

Not my style personally, but I'd buy a historical house with that kind of view. It just looks a little too overdone for my tastes. You can drive or take the express bus or the LIRR into Manhattan. No subway no fuss.

In that luxury building? It looks nice, but the ongoing construction looks like a nuisance there.

That's not my style of house either. That property is exactly what I'm talking about though. Also they have a nice Whitestone Bridge view.

I DO like Mediterranean, just not that. My first place in college living overseas had a mediterranean style. Dare I say, I would probably tear that down - the whole thing and build something else. lol

Stucco roof tiles in NYC just look out of place to me

Also the house is over built

The problem is the house is over built. There are plenty of mediterranean houses that look great in historical areas of the City. Some great architectural features as well.
