Currently I am evicting a tenant (since March 2019) who doesn’t pay tent and allow access for repairs - people keep telling me it should only take up to 3 months but we’ve went to court multiple times and she doesn’t show up and has no lawyer - I finally have court on January 14th - I have pictures of her working - texts saying she works 6 nights. A week Bartending - an email from a realtor stating she doesn’t need help getting out - anything else I can collect that might be helpful to get her finally out? I’m a school teacher in nyc I put my money into this because I know my retirement would never be enough and this extra income would help but damn - what’s with nyc courts ?
And now to top it off - my basement tenant has made friends with this girl who lives upstairs and isn’t paying either! I guess he feels that he can get away with not paying either - he actually is on probation -
Any advice? For my sanity? This has become crazy at this point - all these extensive background checks and then they decide to become these kind of tenants - it’s really making me struggle financially at this point
Just out of curiosity, how well did you vet these tenants? Did you get reference letters from their employers? Did you get a substantial security deposit?
You don't mention whether you have a lawyer, or whether you have even sent official threatening letters.

are you sure you vetted them?
You're probably going to have to call a cleaner and have them liquidated.

Also, clearly not prepared to be a landlord and you sound like a push over. Take a course or pay a property manager. After you learn how its suppose to be done, do it yourself.
Really depends if the building is six family or more the unit(s) maybe rent stabilized. If this is the case, laws have changed effective this year and I would agree with Werdywerd. it's a massive uphill battle. Reach out to Rent Stabilization Association for help. If the property is not 6 or more units. serve them with 30 days notice then call the city marshals.
THE LAWS MAKE NO SENSE! It was updated with only tenants in mind. If the new laws are not updated to balance out the situation then investment will cease in NYC and move to NJ. Much of it already has, check out NJ City
