An 85% lease rate is a legacy from pre-Covid times when many of the leases were written.

If the "only 15% of office workers" number persists (and no one knows if it will), as leases on unoccupied office space expire, there is no incentive to renew them. If this happens, over time the "under lease rate" will decline to match the percentage of office workers in buildings.

To the original question:

I have moved in, then out, and back in, and then out again, and in and out too many times to count. Now I am in until time for a crematorium in New Jersey via Staten Island. People move, perhaps gay men more than most.
I will believe NYC is emptying when I can get a 2 bedroom Manhattan apartment for under 100 G's.

Why these constant threads about people leaving. The population dropped by .01% between 2019 and 2020. That is less than the Covid deaths.
