I just love all the positive comments about Parkchester...

I work nearby, and I am guessing some of you have set a pretty low bar for what passes as a "nice neighborhood." I wouldn't live there if you bought me a place...

It’s not ritzy in the least, though it has some interesting design features. It was built as affordable market rate housing for working people, and that’s what it is still.

If NYC has a decent future ahead of it, then Parkchester does as well. I think a few things that are attainable and would be great would be the the Penn Station Access MNR station, signaling upgrade for the 6 train, and a freeway cap park for the Cross Bronx Expressway—it’s particularly surprising that Virginia Park which is a freeway cap park doesn’t cover the whole parcel which makes me wonder what factors went into deciding that. If MTA were smart, then they’d build the station complex to have commercial spaces within it and as a retail bridge of sorts across the tracks, so that it gets value capture revenue the way East Asian transit operators usually do and the private rail developers of the past did.

There’s also an in-joke that you might be missing.

I lived in Parkchester for 2 years. It was great in terms of easy convenient access to major highways, subway, express bus, and shopping in a relatively inexpensive yet considerably safe part of the Bronx. The only major drawback is, of course, parking. Its the reason I left in 2016. Another drawback, although not too bad, there aren't enough laundry facilities in the area for the amount of residents. If you rent, you aren't permitted to have a washer, although 6 months in, I did buy a washing machine and had it installed in the kitchen.

One thing I'm curious about is how come of all these sort of large scale brick tower developments, it seems like it's only Parkchester that really integrated commercial / retail into more than just the borders of the larger development.
