I've seen a lot of empty storefronts around Manhattan & Queens pre-pandemic.
I didn't know B'klyn & particularly Park Slope had such a problem.

For years, empty storefronts plaguing Park Slope's main commercial corridor had been creeping up, hovering just below the vacancy levels of the 2010 Great Recession.

Then the pandemic hit.

The number of empty storefronts on Park Slope's Fifth Avenue more than doubled this year, bringing its vacancy rate to a decade-long high.

I think the same could be said for most of the Avenues on the Upper East Side.

It's not gonna get better until the vaccine is out and 50% of the population receives it and let it circulate for the pandemic to be finally over. Once you remove the active carriers of the virus then people won't be able to get easily. This will likely be a 36 months ordeal so expect stores to be emptied for some time.

36 months?! I really hope you're wrong on that. This has been a test on one's endurance and patience!

The vaccine is coming by the end of the year, it's either going to fix everything or it'll be ineffective and we'll have to deal with coronavirus permanently. Either way this lock down is over in 6 months

Maybe 1-2 vaccines will get EUA by December/January. 2 current candidates have to gather enough data first to prove efficacy.

Then, there’s manufacturing (which has already been going on), then distribution, then finding enough people to want to get it.

There will be no “fix” until at least Spring. Whether or not Cuomo or DeB continue to lock down is another issue.

The manufacturing is ready, just need the green light. The Russian Sputnik 5 vaccine they approved is turning out to be a complete bust. We'll see how the local ones go, if anything I think the Chinese vaccines are most promising. Just keep in mind in over a century nobody has ever been able to come up with a vaccine for coronaviruses that works

Even when a vaccine is out, I think small businesses will be slow to come back due to online shopping options.

The current goal for "successful" vaccine is one that offers 50% protection. If half of the population gets such a vaccine that will mean 25% of people are protected. That is nowhere NEAR herd immunity and thus there will be no economic improvement because individual people will consider themselves to be be nearly as vulnerable as before, and behave accordingly.
