As mentioned previously, Union County NJ is where you are going to find properties in your price range. The area has historically been pretty "gritty" but that sort of stuff is getting squeezed out and gentrification is becoming the norm. Once you get up into Passaic and Morris County , and the rest of N Jersey, prices are extreme. Check the trains from the area south of New Brunswick to see if that meets your commute framework. That area used to be quite rural and there are now many developments which might work. Too far south and you get into the Princeton orbit and prices go back up. Time is money, and vice versa.

The irony about Long Island is they are run by the uniformed civil service union members like cops and firemen but also a lot of middle management bloat collecting 6 figure salaries. They vote Republican but collect benefits like Democrats.
