Definitely you want someone that section 8 pays 100% of the rent.
Not if you need to run after the tenant for anything.


(Even that is risky because sometimes section 8 starts cutting rent payments if tenant earned money etc).

The voucher expires after 5 years (or LESS). Then you need to spend another 5 years to get them out. 10,000’s in legal fees, pay off all your violations etc.

That is if you are lucky - one such “voucher houses” down the block just burned down.

Is it legal to discriminate against someone because they were in a homeless shelter?

What do you mean by docile and working? Do you feel people should not do anything and receive food, shelter and basic necessities? How will that work? I am of the impression that the world just doesn't work that way. Even animals have to work to survive.

I'm not spinning this: In NYC, it is considered to be discrimination not renting to a section 8 family. And the California Apartment Association reminds its members that it is against California law to include “No Section 8” or similar verbiage in advertisements for rental housing. That is how Trump got into trouble with housing discrimination. He did the opposite - he said he doesn't want to rent to section 8, and was later sued.

You think a LL would turn down a prospective tenant with a high credit score who was on Section 8? You don't need to earn a lot of money to obtain credit and maintain a good score.
