Actually, a real estate broker told me just this week that an apartment in Parkchester just sold for $260,000 which is about double what anything there was selling for just a few years ago.

How large? If it is a 2-bdrm, those have been going for about $250k for several years (ie, that was the average price for 2-bdrm in Parkchester in 2019).


If it is 1-bdrm, that would be extremely high for Parkchester, but $260k is not special for 2-bdrm. In 2019, the range of prices for 1-bdrm in Parkchester was broad, ie, between $150k and $200k. It has been the same range during Covid, except that more sales were towards the lower end of the range.


Prices in Parkchester went up sharply from $90k-100k where they have been without much change 2008-2015, to about $125k (1-bdrm) in 2016, coincident with clearing out of many pre-foreclosures. This price has been inching up in the subsequent three years (along with huge decrease in pre-foreclosures) to $150k-200k. I don't think the prices increased yet this year, but they have not fallen either. Nevertheless, they are still, per sq ft, the cheapest condos in NYC.


PS- but I said a million times that I was never planning to make much (or any) profit from that condo. It has other purposes for me.

1 and 2BR in Parkchester went through the roof in a very short period of time.
Average 2BR price $240K, that used to go for around $160k in 2015
