Is it possible to rent a decent size (+650 sq feet)1 bedroom apartment in the Sunnyside, Astoria, Rego Park or Forest hills that's within 5 mins to the train for $1600 or is that wishful thinking?

Well pretty much everything is 5 mins to the train in those areas however you'll have to search high and low for that price on a 1 bed. You'd have better luck further out East in places like Fresh Meadows, Auburndale and maybe even Bayside (someone's basement). But those areas require a car to really enjoy life.

I know a couple that rents a 1 BR for that price just 2 blocks away from the 40th St 7-train stop in Sunnyside.

It might be possible if one goes door to door in rent stabiized buildings and asks the building super what is available.

Here in bay terrace we have lots of stabilized apartments for rent ….1 bedrooms are 1950 to 2150..there are no two bedrooms currently avail.

Studios are avail too for about 1750-1850

Bay Terrace has no subway, not unless the OP would be near an express bus or the LIRR Bayside station.

Many take the bus to flushing for the subway ..we don’t , but we don’t go to the city much , we drive to Douglaston , park in the lot and take the train ..parking is impossible in bayside by the LIRR

Yes, I saw some but they are mostly co-op rentals or the apartments on the first floor.
