Interesting picture - I'm not really seeing the demographics of the area represented in the OP's image. Is there an underlying message here from the developer? Hm. On another note, here we go again with more luxury housing (aka gentrification). I guess we all see the result of deBlasio's attempt to correct his observed Tale of Two Cities. bye bye boogie-down.
Well they will have a hard time filling it up with market rate
In the beginning they will get naive market-rate renters who after about a year will flee for an all market-rate building somewhere else. Between the Section-8 and the homeless the quality of life in these buildings will eventually deteriorate.
Riverdale's not hilly? Weird that you would point that out as a negative seeing that Riverdale is hilly as well.
Riverdale is hilly, but is better connected, at least transit-wise. There are shuttle buses to the Metro-North stations. In comparison, that neighborhood has a Metro-North located right by the Major Deegan. All of the major shopping is along West Fordham and Fordham Road, which is insanely hilly (more so than the commercial strips of Riverdale). If you drive and can find parking there (parking is tough in that area), it's fine, but Sedgwick Av in particular has lots of break-ins.

That also. Why pay top dollar to live in an area that is loaded with Section 8, etc.? Fordham Oval is the exception, but those people in Fordham Oval live pretty much in a gated, patrolled complex.

The area is much less developed than Riverdale, hence the lack of transit.

Let me ask you. If you could live in either neighborhood. In the same type of building. Same apartment layout. Paying the same rent. Which would you choose?
With the rise of remote work and the death of offices, I'm not sure who is going to be paying top dollar to live in the Bronx while subsidizing apartments for other people at below-market rates.
I wonder what is the price point will be for these apartments.
