Both East Harlem and the South Bronx have seen a proliferation of new construction over the past 15 years, and I see it continuing for another 15 at least.

The first time I have ever been to CP was 2008 and my first impression was that it's kinda dumpy. Doesn't help that it borders Whitestone. It's not a bad area but I don't really see why anyone would want to live there by choice.

It's probably the worst neighborhood in NE Queens except for Pomonok.
