So I know a few people who made 40x the rent, good credit above 680 or 700, no bad marks, no evictions etc but their savings are $2000 or $1200 and are being denied the unit. Anyone else experiencing this? Someone else on here said they are going through this themselves.

Means they have better prospective tenants. It's basic risk management.

Well everyone thought it was a good idea to tell tenants not to pay rents because landlords should be able to pay mortgage from their emergency savings. So the landlords have decided to keep their unit empty until they find the perfect tenant and pay their mortgage from their savings.
Most landlords don't mind paying their own mortgage. What they won't tolerate is being forced to work to support random strangers.
Maybe at some point renters will realize that politicians are not on their side either. Maybe not. But for every action there is a reaction
I know landlords with multiple units empty. Some have no intentions of ever renting again. Property is paid off so why deal with the hassle and take the risk.

Everyone knows someone, who knows someone, that something happened to... There are always two sides to any story, so when, if or until all parties put their cards on table, take such stories with a grain of salt.
This sounds weird, I never discussed whats in my bank account when looking for a place to live. Just what I made and the credit score. Who mentions what is in their savings?

In response over the years to N.Y. politicos taking the side of renters
has resulted in many Owner unoccupied multi dwellings.
As it becomes harder to evict, the landlords can either come up with stricter requirements or have to have a premium on the monthly rent price to recoup potential losses.
If to evict somebody all you had to do was slap a 2 week eviction notice, then we probably wouldn't even have any income requirements at all in the first place. Now that it can potentially take almost a year and a lot of time and $, landlords will make all sorts of requirements trying to filter out the tenants.
Apparently it is still legal to ask for bank statements here in ny.
That is good ..
At least you can try to avoid a living hand to mouth situation.
As it is divorce - job loss and illness cannot be screened for in advance ….the TRIFECTA FROM HELL for a landlord are those three as eventually tenants will experience one or more of the big three .
So tenants having reserves is important to a landlord
