I don't like co-ops because then you cant rent them out, if my career takes me elsewhere. I need that flexibility. As far as condos go, they are so expensive in terms of HOA and they are really rivaling the price of an old construction home (with a backyard) so that's why condos weren't my first choice.
Some coops do allow renting …I own one in kew which i bought as a rental property with my now ex wife …
Now she lives in it but we rented it out for decades .
For her it worked out well as the 1 bedrooms rent for 2200 -2300 or so ..all she pays is about 700 for maintenance as it’s long paid off ….
The area is nice but boy does street parking suck

And why is that? Just because they are more hip and have more younger people? That's assuming he wants that environment...
If he didn't, I don't think he would have asked in his initial post about an environment being good for a 31 year old. If he didn't care about being around other 30 somethings, why mention it?

Small, not a lot of buildings, Forest park is there, cute streets. Lirr, express Bus. Movie theatre, Dannis Pizza, Local bar.

Well Forest Hills and Kew Gardens are the complete opposite of Astoria and Sunnyside, so the fact that his friend recommended those areas seems to me to say that the friend knows what he likes and is looking for, otherwise it's a weird recommendation. He's also been to Forest Hills and apparently liked it, but apparently just wanted confirmation, which I get. Visiting is one thing. Living there is another.
OP, have you considered Jamaica - Queens? The station is an LIRR hub so there are very frequent trains to/from and a sizable young professional population there due to lower housing costs.
FH is great for families and the quality of life is really good compared to many other NYC neighborhoods. The only downside is the lack of nightlife and things for single people to do. So unless the OP is planning to start a family, there is no need to look in FH.
