I for one would love to see companies get brave again and build up north along the Hudson valley. Sullivan, Wayne, orange , Rockland, Putnam, Dutchess all have enormous tracts of land.
There was a "Mike from Williamsburg" who commented constantly in one of the local Brooklyn papers. He basically wanted to cover the entire city with high-rises so he could have a $100 a month apartment.

The 'build build build!' lefties don't understand that NYC (population 8.8M) has an aging infrastructure. Little things like two 100+ year water tunnels that will have to be shut down one at a time and inspected once the 3rd water tunnel project is completed. This is the critical boring sh*t that most New Yorkers don't pay any attention to and don't understand until a piece of it stops working. Add too many high rise apartment buildings to existing neighborhoods and the existing water, sewer and electrical infrastructure will be stressed to the breaking point.

The Verrazzano & the SI Expressway (I-278) were going to be built no matter what. Moses had that much power until Gov. Rockefeller fired him. In 1961 when the entire city was rezoned SI should never have been zoned for anything more than 2-family fully detached homes maximum. No attached homes, town homes, no apartment buildings. An exception for building attached rows of stores with 1 apartment above on commercial streets like New Dorp Lane and Forest Avenue but that's it.

Nah, a lot of the areas he mentioned, its hard to get zoning variance to add more units. Even if you get approvals from the city, you have to deal with lawsuits and activists. A good example is Coney Island. The new projects that are going up now were fighting activists for years. Some of them started pre-COVID...
The basic services are the job of the city. They get the increased property tax revenue from the new buildings, so they have to provide the services.
coney island and brighton beach should really be rezoned and look beautiful like the new arverne in the rockaways. Coney Island and Brighton Beach are hideous and its crazy that these have the audacity to have activist.

Learn to ask questions before talking you are too grown to not know this.
Anyways about high rises I believe all low-income high rises should be torn down. High rises should only be for wealthy or blue collar people. Not because they have more money but high rises in low-income communities are never properly taken care of and usually look disgusting.

I am not promoting build build build. I am promoting replace replace replace.
Oddly enough I believe eniment domain should be used in cities.
I would say that any "development" eminent domain takings should include compensation equal to 50 years worth of property taxes paid adjusted for inflation plus last 10 years' worth of proven maintenance expenses incurred by owners.
