My landlord sent me a lease renewal form 4 months (7/01) before the expiration date of my lease which is 10/31. My wife underwent some major surgery this summer, so our life was in a bit of disarray and a lot of things got put on hold. Today is 9/17 and I pulled the renewal form out of my inbox to sign it and return it and realized it says in large type that it must be returned within 60 days (which would be 9/01). Needless to say I signed the thing and immediately put it in the landlord's office mail slot.

Am I totally screwed? I'm rent stabilized and not on the best terms with my landlord.

You may get pushed around but you seem to have justifiable cause for the delay and there's still some time before the lease expires. If, as I suspect, the cost savings from that lease renewal at stabilized rates is greater than an attorney's fees, you can go that route.

Wait a little/contact DHCR if necessary/take it from there.
