I've just received a lease renewal letter from my landlord. I don't want to sign it because I'd like to move out within less than a year. Their leases are all one year hitches. What will be the landlord's next move? Can I safely be month to month without any hassles?

It's up to the LL. If he wants a one year lease, he may not budge. You're going to have to talk to him, explain the situation, give him an approximate move-out date, and ask if he will allow month-to-month tenancy until you're ready to move. In the alternative, see if he will give you a 6 month lease.

a one year with written agreement that you can terminate with 30 days notice and no penalty is fine too

I spoke with the landlord's rep this morning requesting a month to month lease with a 30 day clause. She replied they don't do month to month or 6 month leases, only 1 yr and each lease has a 30 day clause that if they find a tenant within that time frame I won't be out my security deposit. Otherwise I will in essence be breaking my lease and must forfeit the deposit. Any thoughts?


Also, what will they do if I don't sign a new one year lease? Will they start eviction proceedings?
