Hello . I am planning on doing some work myself on my Condo property that the Management company said it needs to be notified first before doing it.

Im planning to buff the floors and paint the walls.

Please let me know in detail what the process is...



Do they come to inspect the property before and after?
Do they need just a written letter from me?

It depends on the board. Each one has its own process. You're going to have to ask.

call the property manager. Generally various condos have some paperwork process and usually require board approval. I am not aware of any unit inspections but they may want a scope of work and a security deposit for damages. If you were getting a contractor they would need a certificate of insurance

More and more condominiums are becoming stricter about work done in apartments. It's much more common than it used to be. The best advice is to check with the managing agent.

Okay, help me understand this. Viralmd, put yourself into the shoes of the condo board and tell me why they would be at all concerned what color I paint the walls inside my home? It wouldn't be visible to anybody.

The original poster used as an example buffing the floors and that might create lots of noise. I could see their interest if I wanted to re-route the plumbing or move a wall, but to paint the walls? That sounds pretty invasive of them to me.

I wasn't necessarily talking about ONLY painting. Nobody gives a tinker's dam what color is being painted. I'm talking about building liability.

from what I gathered, the super of the building comes and inspects the place. If you hire someone to do it, they need to have adequate* insurance for the job specified to do the work. The board then sends a notice to nearby neighbors to let them know of possible noise on the date.

Since the super can easily be bribed to do anything... so.. thats not a real issue.
If I do the work myself the board might require me to pay a ton to get insurance for the job...

which is such a waste if you think of buffing the floors, or painting the walls... these regulations have become such a headache and a pain which is the main reason why soo many people decide its too expensive and too much hastle to do even the simplest of improvements in their living spaces.

Its a sad thing... very sad.
