Hi everyone. I will be coming to NYC in mid-July for a 1-year posting. Does anyone know any good real estate agency? I've tried a few of the big ones on Craigslist but most of them doesn't seem to be too bothered. Is it because I'm from out of the country, with no credit rating or even a bank account (yet)?

No, it is because you are talking rental (for a one year posting) and you are out of the city, and cannot see the guy immediately.

Most agents (brokers) work on a very local basis, covering only a small portion of any particular borough. Apartment vacancies are low, so they turn over very quickly. If an agent talks to you now, before you know what neighborhood you even want to live in, they view it as wasting their time.

Now, if you call an agent in early July, tell them you want to live in the neighborhood that they cover, and want to set up an appt for next Saturday, then you will get a response.

I am not sure what they will do about the credit rating thing. I am sure they have dealt with this before. I would be prepared to hand over an amount of cash, and I do mean green bills, not a check, on the day that you sign the lease. The broker will want 1-2 months rent for his services, and many seem to want a portion of this in cash. The landlord will want first/last months rent, although checks will be ok for that.

Essentially, if you want a $1500 apt, you may have to hand over $500 cash to the broker, another $1000-$2000 in checks to the broker, and $3000 in checks to the landlord.

You're probably right. I was thinking, those ads may get snapped up anytime & won't be there once I arrive, so better to wait & ask as late as I can.

Around the Tribeca, SoHo, Chelsea, Greenwich, Murray Hill, Gramercy Park areas, especially those with subways to Wall St. I'm looking for 1-2 bedroom, max budget $3,500. Thanks.
